Shortage of Homes for Sale in San Fernando Valley Triggers Bidding Wars

After 37 years as an agent, Carol Wolfe with Rodeo Realty in Encino, cant recall seeing a market like this.

Shes personally trying to buy a 1,126-square-foot three bedroom, one bath fixer upper in Lake Balboa listed for $245,000 to either flip or rent out.

The seller has 34 offers and on Tuesday instructed all the bidders to submit their last, best offers.

All of the offers are cash. There are so many investors out there that its crazy, she said. I put my offer in at $310,000 and I probably wont get it.

A few weeks ago she had a listing in the 4400 block of Azalia Drive in Tarzana priced under the market at $599,000 and held a brokers open house used to introduce other agents to the property on a Friday morning.

As we have learned over the last couple of years, there is nothing the market hates more than uncertainty, and this year, with the all of the vital fiscal issues dangling before a hyper-partisan Congress and President, its revulsion will very likely become a wrath it unleashes on investors with vicious volatility.

What else is new, you say? Last year the market seethed as politicians fiddled over the debt limit (twice), the Bush tax cut extensions, the threat of a ratings cut (which came to pass), the deficit, and entitlement reforms.

Attorney Anthony Lupas, Suspected in $5M Ponzi Scheme, is Arrested and Hauled Into Court

Hours later, a U.S. Secret Service agent escorted a handcuffed Lupas into a federal courtroom for arraignment. Another agent trailed behind carrying Lupas metal walker.

 

Attorneys for 25 plaintiffs suing Lupas say he set up a Ponzi scheme to swindle them of their life savings. Promising tax-free annual returns of 7 percent, Lupas pocketed their money and recruited new victims to fund monthly interest payments to investors, the attorneys allege.

The scam collapsed when Lupas injured his hip in a fall in November and could not keep up interest payments, the attorneys said.

Lupas, who sported disheveled hair, a dark blue sweater and gray slacks during his court appearance, shuffled up to the judges bench and said little during Thursdays arraignment except to answer Munleys questions.

I could hardly walk with my hip, Lupas told reporters afterward, but he politely declined to discuss the case against him.

Its nothing personal, he said.
